You are buying the property as is.  These sales may be cancelled or postponed prior to the sale date at any time.

What does a potential bidder need to be able to bid on the property?
The Buchanan County Sheriff's Office will need your Letter of Intent from where the funds will be coming from.  This letter needs to be delivered to the sheriffs office NO LATER than the day before the sale of property.  If the Sheriff's Office does not receive your Letter of Intent, your bid will not be considered.

Where are the sales held?
All sales are held on the main floor of the Buchanan County Courthouse (210 5th Avenue NE, Independence, IA 50644) at 10:00 am.  The sales are held between the two bulletin boards near the west entry doors on the first floor.

What forms of payment will the County take if I am the successful bidder?
If you are the successful bidder, the Sheriff's Office will need your payment in the form of a Bank Money Order, cashier’s check or cash.  The payment will need to be at the Buchanan County Sheriff’s Office no later than 3:00 pm the day of the sale.  There will be no personal checks accepted.

What does the Sheriff's Office need from me?
The Sheriff's Office will need to know who the tax statement will be made to and where the Deed will go.  A representative of the Sheriff's Office will talk with you after the sale to obtain this information.  If there is a redemption period for the property being sold at a Sheriff’s Sale, a Certificate of Purchase will be given to the purchaser.  Once the redemption period has expired, the purchaser will need to give the original Certificate of Purchase to the Buchanan Sheriff’s Office and pay the fee to have the Deed issued (provided the property has not been redeemed).  If there is no Redemption period, the Deed will immediately be issued following the sale.
